We were having a conversation with a top agent this past week and they shared an interesting use case for the CLOC that we hadn’t heard of before: use it to address “concerns with the property” that come up while the home is in escrow.
So when a buyer comes back and asks to fix the roof, driveway, and appliances and your seller doesn’t have $20k lying around, they can take out a CLOC and fix it to make sure the home closes, especially when some things (like roof repairs) may block a mortgage being funded.
